In 2006 Ephesus Missionary Baptist Church engaged GCHP to develop 4.9 acres of vacant land adjacent to their sanctuary/offices in Jefferson Parish, LA. GCHP successfully secured a Low Income Housing Tax Credit allocation to develop a 54-unit rental community on the site but the 2008 downturn in the economic markets resulted in the withdrawal of two separate potential investors from the project.
Exploring alternative development financing, GCHP secured a commitment from the Louisiana Recovery Authority’s (LRA) Affordable Housing Pilot Program and adapted the project scope to construct a 27 unit single-family subdivision, currently operated as senior rental housing with the option to convert the units to home ownership in the future. The subdivision was completed in early 2011.
